Should I Sell Now or Wait Until Spring?

The question of whether to list one’s home for sale now (during winter months) or wait until Spring (the “hot” market) is one that we get a lot. While there are many factors to consider and no one-size-fits-all answer, there are some advantages to selling now.

Less competition.

If you’re thinking Spring is the best time to sell, chances are you aren’t the only one. Historically, inventory of homes for sale drops in the winter months. This can actually be an advantage however. Less inventory means less competition. The fewer homes for sale in your area or price range means more attention for your home.

Serious buyers are still looking. 

Buyers who need to buy a home are still looking for a home to buy, regardless of the weather or season. This means the buyers looking at your house are actually more likely to be in a position to purchase it. You’re also less likely to be prepping and leaving for a lot of showings that won’t come to fruition.

Quicker transactions.

Since the winter months see a slow down in transactions, all parties who participate are less busy. This means that all of the vendors and companies needed to complete a real estate transaction – inspectors, mortgage lenders, title companies, etc – are more readily available. All of these factors should lead to a quicker – and less stressful – sale for you.
